    Even in this “depressed” market, some areas of Ann Arbor are experiencing a seller’s market, as the buyer demand for certain properties and areas has been more than the inventory on the market.  Now there will always be some properties that need so much work (like some foreclosures or other properties out there), that they may be beyond the purchasing scope for the general buyer due to the extreme conditions they may be in.  But there are a lot of quality properties and areas in Ann Arbor that are seeing quality sales and a quick selling time, if they are property marketed and priced.  This year has actually seen a run on quality condos in Ann Arbor in the two hundreds, as the demand exceeded the inventory.  The West side of Ann Arbor also had a seller’s market, as quite a few of my clients were involved in bidding wars, something that we had not seen for years.  All in all, Ann Arbor has had a great year for real estate.  And while prices are down from their highs of a few years ago, we are approaching a healthy real estate market again. 

     There are still amazing values in great properties in the Ypsilanti real estate market.  Income properties near Eastern Michigan University’s campus are selling at great multipliers, even with properties currently rented out.  Ypsilanti houses are selling for a fraction of what other properties would in surrounding cities.  Ypsilanti condominiums are selling at amazing prices, especially those located on Ford Lake.  Depot Town in Ypsilanti’s historical area is seeing a very nice resurgence and the nightlife and restaurants down there are great.  Take another look at Ypsilanti, there is a lot to offer. 

    Saline has really seen a spike in sales this year, as many buyers are looking to Ann Arbor’s outskirts for more affordable and newer housing.  No longer the farm fields of only a few decades ago, Saline has grown into a great city.  Only minutes outside of Ann Arbor, this small town city has much to offer.  Affordable newer built houses have attracted many buyers, and Saline continues to attract many interested in what the city has to offer.  The resale market here is strong in both the historical area near Saline’s town center, as well as some of the newer built properties slightly outside of the town center.  Saline is surely something a buyer should consider.
